Before Your Tenancy Starts

Charge Amount Details
Holding Deposit Maximum 1 week's rent Capped at one week’s rent. We explain the deadline and circumstances for refunding, crediting or lawfully retaining it in writing. Any credit towards rent or the tenancy deposit requires your agreement.
Security Deposit (if applicable) Our published limit: 5 weeks' rent May not be required for all tenants. Where taken, protected in a government-approved tenancy deposit scheme. Refundable at end of tenancy (subject to property condition).
Rent in Advance Up to 1 month's rent For tenancies covered by the rules from 1 May 2026, we do not request rent before the agreement is signed. Initial advance rent is limited to the permitted amount, normally up to one month for monthly rent.

Security Deposit & Alternatives

Depending on your referencing results and circumstances, we may require a security deposit of up to 5 weeks' rent. In some cases, no deposit is required.

If a deposit is taken:

  • It will be protected in a government-approved scheme within 30 days
  • You will receive the required prescribed information within the statutory deadline
  • It is refundable at end of tenancy (subject to property condition)
  • Disputes are resolved through the deposit scheme's free adjudication service

Ask us whether a guarantor or an optional deposit alternative is available. We do not require you to buy insurance or pay for a third-party service as a condition of the tenancy. Please contact us to discuss options.

  • Utilities – Gas, electricity, water (if you are responsible as per tenancy agreement)
  • Council Tax – If you are responsible as per tenancy agreement
  • TV Licence – If applicable

Charges, Tenancy Changes & Damage

Default fees are limited to late-rent interest and reasonable replacement costs for lost keys or security devices, where provided for in the tenancy agreement. Tenancy changes, early release and claims for damage are separate matters, as explained below.

Charge Amount When Applicable
Late Rent Payment Annual interest no more than 3 percentage points above the Bank of England base rate Only where the agreement provides for it and rent is overdue by at least 14 days. Calculated on the overdue sum for the relevant period; not a flat late-payment charge.
Lost Standard Key Reasonable replacement cost, evidenced in writing Where permitted by the tenancy agreement. We provide written evidence of the reasonable cost; no automatic fixed fee.
Lost Security Fob/Electronic Key Reasonable replacement and programming cost Where permitted by the tenancy agreement, supported by written evidence of the cost.
Full Lock Change Reasonable evidenced cost, where legally recoverable Only where a replacement is necessary and the cost is legally recoverable. No automatic lock-change fee.
Early Tenancy Termination Subject to the applicable limits on rent, loss and reasonable costs Ask us to agree any shorter notice period in writing. Giving valid notice is different from requesting early release. Any permitted payment is limited by the applicable rules.
Change of Tenancy Up to £50, or higher reasonable evidenced costs where permitted For a change you request, such as adding or removing a sharer. Ask for an explanation and evidence before agreeing to a higher amount.
Damage Beyond Normal Wear & Tear Reasonable evidenced loss Assessed against the inventory, evidence and fair wear and tear. Any deduction can be disputed through the deposit scheme; not an automatic default fee.
Professional Cleaning No compulsory professional-cleaning fee A claim may be made for reasonable evidenced loss if the property is left less clean than at the start. No requirement to purchase a professional cleaning service.
Replacement Tenancy Documents No charge We do not charge for a replacement copy of your tenancy agreement.
Evidence Required: We explain charges in writing. Any lost-key or security-device fee must reflect reasonable costs evidenced in writing. Claims for damage or cleaning are assessed separately against evidence and fair wear and tear.

Criminal Damage & Vandalism

⚠️ Malicious or Intentional Damage

Suspected intentional damage may be reported to the police. Any claim for repairs or replacement must be supported by evidence and assessed under the applicable law.

  • We may seek reasonable, evidenced compensation through the deposit scheme or the courts.
  • Legal costs and other losses are recoverable only where the law or a court allows.
  • Any possession action must follow the lawful notice and court process. A notice does not itself authorise eviction.

We use photographs, invoices and assessments to support damage claims. You can challenge proposed deductions through the relevant deposit protection scheme.

Examples of damage that may be investigated include:

  • Intentional destruction of fixtures or fittings
  • Vandalism or graffiti
  • Deliberate flooding or fire damage
  • Removal or destruction of safety equipment
